At Cresta Real Estate Group, our monthly management fee covers everything needed to maximize your investment and minimize your stress. From rent collection and tenant relations to maintenance coordination and financial reporting, we handle it all—so you don’t have to. Our goal is simple: full transparency, expert management, and giving you your time back while we protect your property and profits.

Rent Collections & Accounting

  • Collecting rent and ensuring on-time payments.

  • Generating owner statements & reports (monthly/annually).

Leasing & Legal Compliance

  • Ensuring lease agreements comply with local/state laws.

  • Tracking lease expirations & notifying owners/tenants.

  • Handling notices for late rent, lease violations, etc.

  • Keeping up with fair housing laws & regulations.

Move-In & Move-Out Coordination

  • Pre-Move-In Property Inspection – Ensuring the unit is clean, functional, and move-in ready.

  • Tenant Orientation & Key Exchange – Providing new tenants with all necessary move-in details and property guidelines.

  • Move-Out Walkthrough & Condition Report – Conducting a detailed inspection to assess damages and normal wear.

  • Security Deposit & Turnover Coordination – Managing security deposit deductions (if applicable) and scheduling any necessary repairs or cleaning.

Marketing & Tenant Screening

  • Listing vacancies on rental platforms (Zillow, Apartments.com, etc.).

  • Coordinating professional photography for listings.

  • Handling showings for prospective tenants.

  • Screening tenants (background/credit checks, rental history).

  • Preparing lease agreements (if not outsourced to attorneys).

Owner & Tenant Portals

Annual Market Analysis

Additional Services (not included in management fees)

  • Project Management Fee – For major renovations, capital improvements, or large repairs exceeding $X, we provide full project oversight, vendor coordination, and progress tracking for a [Y]% fee or flat rate of $Z per project..

  • Tenant Placement Fee – If you need tenant placement only, we offer marketing, showings, screening, and lease preparation for X% of one month’s rent.

  • Eviction Processing Fee – If an eviction is necessary, we handle legal notices, court filings, and coordination for a flat fee of $X plus legal costs.

  • Property Sale Commission – If you decide to sell, Cresta can list and sell your property for a competitive brokerage fee of X% of the sale price.
